Doug Scalzi

is a partner in Sacramento Commercial Properties, Inc. and is a second-generation Folsom native who was born and raised in Folsom. Doug started out as a top performing retail agent and has worked closely with Vinal on virtually all of the Folsom retail property listings, sales, the development of the K-Mart Retail Center and now, Folsom Junction Retail Plaza. Besides the Sutter Street Project He is currently working in the construction stages of “Natoma Village” a office/retail/residential oriented development project here in Folsom, and “Montano De El Dorado”. Doug was also a partner in all past retail sales transactions through Sacramento Commercial Properties. Some of his clientele, and Folsom based transactions include such names as La Bou, The UPS Store, Dos Coyotes, Sharky’s Restaurant, Folsom Bike & Ski, Mama Annes Stores, Pacific Bell PCS Store, Folsom Veterinary Hospital, just to name a few. Doug has many other hobbies within the historic district such as the 2003 completion of a pre 1910 design craftsmen style residence at the corner of Bridge and Sutter Street, and currently working on two other Historic Folsom residential lots for development located on Figueroa and Persifer Streets.

 Doug is an active member of several community departments and organizations. He serves as a Reserve Folsom Police Officer and often volunteers his time when additional police action is needed in Folsom and throughout the Sacramento area. He holds a Degree in Business Administration with emphasis in Urban Development, he is a member of ICSC and is currently working toward his CCIM designation. He is well known in the City of Folsom and is an active member in the Folsom Community Leadership Program through the Folsom Chamber of Commerce and serves on the  “Historic District Main street Program” as the Chair Person for the Economic Restructuring Committee. Lastly, he was a recent candidate for the “Niello Man of the Year” as selected by The Leukemia Society of America and voted “Best of the Best” for Police Officer in the City of Folsom.  

Vinal M. Perkins III

is a seasoned, reputable retail broker with a proven history of successful transactions throughout Northern California. He is knowledgeable and has been instrumental in the development process, selling shopping centers, structuring proposals, retail leases, subleases, and assignments with emphasis in Lessor/Lessee exposure analysis, tenant improvements, amortization, rental abatement, buildouts, CPI increases, NNN charges, build-to-suits, Percentage Rents, etc. Some of his shopping center sale transactions include Humbug Creek Retail Center ($5,700,000), Natoma Crossing Retail Center ($2,850,000) and Sun River Village Retail Center ($2,200,000).

Over the years Vinal has represented, and continues to emphasize on developing, as well as representing developers who traditionally build retail centers only when the buildings are substantially pre-leased to qualified retail Tenants. Vinal has highest recommendations from ALL developers, landlords and development related associates whom he has worked with in this process and other scopes of commercial real estate work.

Vinal’s education includes a real estate broker's license, a Bachelors of Science Degree in Real Estate and Urban Development obtained from California State University, Sacramento. He holds an Associates Degree from the Los Rios Junior College District. He is a member of the International Council of Shopping Centers and is currently working toward his CCIM designation.

Eight years ago, Vinal and Doug established “Sacramento Commercial Properties” after working together at the real estate brokerage firm “American General Properties”, which was purchased by ReMax Properties shortly after Vinal and Doug’s departure. Sacramento Commercial Properties, Inc. was established in 1999 and focused primarily as a brokerage house specializing in retail leasing and shopping center sales. Beginning in 2002, emphasis in the company has been evolving into Commercial Office and Retail Development primarily in the Folsom. This demographic area is where Vinal and Doug’s local market knowledge and political ties have become very strong over the years through working and living within this community. The Sutter Street Project is located only a Block from our office and homes. This unique locational aspect has allowed us to intimately understand this project and consumer patterns that surround it, and provide prompt and immediate service to prospective tenants, buyers, sellers and brokers who request our services with this project and/or many other area retail projects that we represent as brokers. Our services have included providing tours of the surrounding vicinity, and assisting interested parties, whether it be developers or tenants, with gaining access and information from the many city departments involved in construction, development, tenant improvement, build-out and approval processes, and more.
